How much is actually failing
Repointing a few joints and sealing a crown is a much smaller job than rebuilding a stack from the roofline up. The biggest factor is simply how far the damage has gone, which is why an in-person look beats a phone guess.
Access and height
A single-story chimney you can reach off a low roof is easier and safer to work on than a tall stack on a steep, two-story roof. Setup, scaffolding, and safety all factor into the time it takes.
Matching and materials
If your brick is still made and easy to match, that helps. Older or discontinued brick takes more time to source and match. We will lay out what your chimney needs and why, so the number is never a mystery.
Setup can be a large part of a small repair
A mason still needs safe access, roof protection, tools, material, and cleanup even when only a few joints are failing. Steep pitches, fragile roofing, landscaping, power lines, neighboring structures, and limited equipment access can change the setup. That is why two chimneys with similar visible damage may receive different estimates: the repair is not complete unless the crew can reach it and protect the property safely.
Water-source repairs may involve more than masonry
A cracked crown and open joints are masonry work, while failed roof flashing or an interior flue issue may require coordination with another qualified trade. A clear estimate should state which components are included and which are not. Fixing brick without addressing the actual water entry can lead to another repair, so diagnosis and trade boundaries matter as much as the number of damaged units.
Compare scope before comparing totals
One proposal may cover spot repointing while another includes rebuilding loose courses, replacing a crown, matching brick, protecting the roof, and hauling debris. Ask each contractor to describe quantities or boundaries, access, materials, and expected finish. Also ask what could change after setup. Comparable written scopes make it easier to understand whether a lower price is efficient or simply leaves out necessary work.
